What you will work through.

01

Confirm the VA starting point

VA says an eligible purchase loan can be used for a single-family home with up to four units. The borrower must meet occupancy and lender requirements. Entitlement, underwriting, lender overlays, property eligibility, funding-fee treatment, and cash-to-close still matter.

02

Verify that owner occupancy is actually possible

A house hack starts with a credible owner-occupancy plan. Existing leases can create a timing problem, so verify lease expiration, notices, deposits, possession rights, and the lender's occupancy timeline before relying on a property.

03

Separate qualification rent from real cash flow

Rental income used by a lender for qualification is not the same as the rent that reaches the owner after vacancy, repairs, utilities, management, insurance, and reserves. Ask the lender to show the exact treatment for the file.

04

Inspect the whole building and plan reserves

Evaluate roof, foundation, drainage, electrical, plumbing, HVAC, meters, shared utilities, parking, exterior maintenance, safety items, and deferred capital work. Zero-down eligibility does not remove the need for cash planning.

05

421 Eleanor Avenue: a dated feasibility case

October 13, 2026 case-study inputs: $429,900 list price, two units reported at $1,400 monthly rent each, and $9,518 annual property taxes. Both units were reported occupied. The first question for an owner-occupant is lawful possession of a unit on the required timeline, not gross rent. Re-verify current listing status, leases, financing, insurance, and condition before making a decision.
