2026–2027 military relocation · San Antonio
Using a VA loan in San Antonio starts before the property search.
The VA benefit is a loan guaranty program, not an automatic approval. Start with eligibility and your Certificate of Eligibility, then work with a lender on credit, income, occupancy and property requirements before you build the search.
The short answer
Start with the rule that controls the decision.
VA says a borrower using a VA-guaranteed purchase loan needs satisfactory credit, sufficient income, a valid Certificate of Eligibility, and a home intended for personal occupancy. The lender applies current underwriting and orders the VA appraisal; the appraisal is not a substitute for your own due diligence.
Step 1
Confirm eligibility and request the COE.
The Certificate of Eligibility shows the lender that you meet the service-based eligibility requirement. VA allows eligible borrowers to request it online or work through a lender.

Let the lender define the finance box.
VA eligibility and lender approval are different questions. Ask the lender to explain current credit, income, debt, reserve, property and closing requirements for your file before you rely on a purchase range.
Step 3
Build occupancy into the PCS timeline.
VA-guaranteed purchase loans are for homes intended for occupancy. If report dates, deployment, remote closing or family arrival create unusual timing, have the lender verify the current rule for your situation before contract.

Treat appraisal and inspection as different tools.
The VA appraisal supports the lending process and evaluates value and applicable property requirements. It is not a home inspection. Decide separately what inspections and due diligence you want under the contract.
