2026–2027 military housing decision
Should I buy or rent during a San Antonio PCS?
The right answer depends more on your assignment, cash position, timeline and exit plan than on a generic rule about building equity or “throwing money away” on rent.
The short answer
Start with the expected hold period and the cost of being wrong.
Buying may fit when the property, financing, cash reserves, assignment timeline and likely exit all work under conservative assumptions. Renting may preserve flexibility when report timing is tight, the assignment is uncertain, reserves are thin, or you do not want the maintenance and resale or landlord risk that comes with ownership.
Decision matrix
Compare more than the monthly payment.
If buying
Do not let BAH become the purchase limit.
Use the official BAH rate as one cash-flow input, then let your lender and your own financial constraints define the finance box. A property still needs to work after taxes, insurance, HOA dues, maintenance and the exit assumptions are included.

Flexibility has value.
A lease can give you time to learn a commute, understand San Antonio geography, preserve liquidity, or avoid forcing a purchase into a compressed arrival window. Review current JBSA Housing guidance before signing.

Do not assume the property will become an effortless rental.
If your exit plan is to keep the home, model vacancy, repairs, management, leasing costs, insurance, taxes and the practical burden of owning from the next duty station. If you are considering an owner-occupied multi-unit strategy, use the separate VA house-hack guide.
