Buy & Sell · San Antonio

Buy your next home with a plan for the one you still own.

Selling one home and buying another brings timing, equity, financing, preparation, and moving decisions together. Build the sequence before the pressure arrives.

Choose the sequence

Four common paths. Different tradeoffs.

01 / SELL FIRST

Know the proceeds before the next purchase.

Provides the clearest view of available equity, but may require temporary housing or another move.

02 / COORDINATE

Try to align both closings.

Can reduce transition time, but the two contracts become more dependent on one another.

03 / CONTINGENT

Make the next purchase depend on the current sale.

Can protect the buyer’s sequence when accepted, but the next-home seller must agree to the condition.

04 / BUY FIRST

Secure the next home before the sale is complete.

Can simplify the physical move when finances and approvals support it, but requires a deliberate overlap and fallback plan.

The planning model

One move.
Two transactions.
One calendar.

Understand the move

Estimate sale proceeds, purchase needs, cash timing, financing, and the sequence that fits the household.

Prepare the current home

Build pricing, preparation, original media, a property destination, and distribution around the buyer priorities the home answers.

Coordinate the transition

Track both contracts, inspections, lender milestones, launch dates, possession, moving dates, and fallback decisions together.

One concrete buy-first example

How NAF Cash can fit into the conversation.

NAF Cash currently describes a process in which it purchases an approved next home with cash, the customer can move in before selling the current home, and NAF Cash later sells the home back through lender financing.

This is an option to evaluate, not a promise that a borrower or property qualifies. NAF Cash currently states a transaction fee of 1.50%-7.5% of purchase price that varies by state. State availability, contractual terms, occupancy costs, deposits, deadlines, property requirements, and final financing must be confirmed in the current documents for the actual transaction.

Questions to answer in writing

  • Who owns the property at each stage?
  • What cash is due before the current home sells?
  • What is the exact transaction fee for this state and file?
  • What occupancy or rental charges apply?
  • What happens if the current sale is late?
  • What happens if final mortgage financing changes?

Fallback first

Decide what changes if the sale takes longer.

Sale price moves

Re-run proceeds and the purchase allocation before the next commitment becomes irreversible.

Days on market increase

Model another 30, 60, or 90 days of carrying, occupancy, storage, utilities, and program expenses.

Financing changes

Reconfirm the final purchase path with the lender and program provider instead of assuming the original approval still applies.
