The short answer
Seven steps before you start comparing homes.
- Confirm the exact installation and daily work location. “JBSA” alone is not enough to build a useful commute map.
- Build the official PCS checklist. Use Military OneSource Plan My Move and your installation relocation resources.
- Contact JBSA housing. Get current installation-specific counseling and availability information before signing a housing contract.
- Test the commute at realistic times. Use likely gates, report/departure times, backup routes, and recurring household destinations.
- Check the current BAH rate. Use the official DTMO lookup for the correct duty station, year, pay grade, and dependency status.
- Plan the arrival window. Temporary lodging, household goods, vehicles, childcare, pets, medical needs, and school timing can shape the first weeks.
- Then compare areas objectively. Focus on housing type, access, taxes, HOA structure, condition, school-assignment boundaries when relevant, and the places your household will repeatedly travel.

Confirm where you actually report.
Military OneSource notes that Fort Sam Houston, Lackland AFB, and Randolph AFB are separate installations approximately 16–18 miles apart and warns against choosing housing around the wrong installation.
Ask for the specific installation and, when possible, the likely gate or daily worksite before deciding what “close to base” means.

Build the official move checklist first.

Talk to JBSA housing before committing.

Do not use mileage alone. Compare likely gates, report time, traffic direction, backup routes, and recurring destinations. Gate availability itself can vary by installation and time of day, so recheck official JBSA gate information before relying on one route.

The Defense Travel Management Office publishes the BAH rate lookup. Use the current year, correct duty station, pay grade, and dependency status, then treat the allowance as one input in the overall housing budget.
Step 6
Plan the first weeks, not just the closing date.
Report date, temporary lodging, household-goods delivery, vehicle access, childcare, pets, medical needs, and school timing can all affect what makes sense when you arrive. A rushed housing decision is not the only way to solve an urgent arrival problem.

Then compare San Antonio areas.
Once the installation, commute, BAH, and arrival constraints are clear, use objective local criteria to narrow the search.

What usually comes next.
Should I rent or buy when I PCS to San Antonio?

How far from base should I live?
Use drive time and gate access rather than a fixed mileage radius. Test the route at the times you expect to travel it.

Can I start a home search before I arrive?
