Bobby Saunders · San Antonio VA homebuying

Your San Antonio VA REALTOR®.

Your VA benefit should support a home that works for your life. I help you connect the property, the commute and the move-in timeline to a focused San Antonio home search.

I am a U.S. Air Force Combat Controller veteran and a REALTOR® with JBGoodwin REALTORS®. Whether you are PCSing to JBSA, buying your first home or exploring a duplex you can live in, we start with your priorities rather than a generic list of homes.

The home comes first

Use your benefit around the life you want to build.

A single-family home, an eligible condominium or an owner-occupied multi-unit property can serve different goals. We will compare the homes that fit your daily life, your budget and the responsibilities you are comfortable taking on.

VA financing is a loan option, not a reason to choose a property that does not fit. Your lender confirms eligibility, financing and cash-to-close; I help you evaluate the homes, prepare an offer and navigate the purchase.

Your homebuying plan

Know what matters before you fall in love with a listing.

  1. Start with your priorities. Define the move-in date, worksite, daily routine and the home features that matter to you.
  2. Confirm the financing with your lender. Establish the purchase range, available entitlement, expected cash-to-close and any property-specific requirements.
  3. Compare the whole property. Look beyond the price to condition, taxes, insurance, HOA obligations, maintenance and the routes you will actually use.
  4. Plan the offer and the next steps. Coordinate the contract timeline, inspections, lender requirements and closing around the property and your circumstances.

Considering a duplex?

A home for you. Rental potential next door.

A VA house hack means living in one unit while renting another. Rental income may help with ownership costs, but vacancies, repairs, reserves and the move-in plan still matter. It is one option alongside a traditional home purchase, not a requirement for making good use of your benefit.

My 421 Eleanor Ave case study uses a real San Antonio duplex to make those decisions tangible, including the fact that both units were occupied in the dated listing snapshot.

PCSing to San Antonio?

Your assignment changes the home search.

Start with where you will actually report, then compare properties and routes around your schedule. Use the guide for your installation before building your shortlist.

Local perspective

Military experience. Neighborhood knowledge.

I am also a Monticello Park homeowner and Woodlawn Lake listing specialist. That local work informs how I evaluate a home's condition, presentation and competition. Your search is not limited to my neighborhood; the right area depends on your priorities.

Already own a home here? My buyer-specific seller strategy remains focused on the property and the reasons a buyer would choose it.

Verify your benefit

Your lender confirms the financing. You choose the home.

VA's purchase-loan guidance includes personal occupancy, a Certificate of Eligibility and lender qualification. Eligible purchase types can include a home with up to four units. Approval and property eligibility are not guaranteed.
