VA multifamily · San Antonio

Buying a duplex, triplex or fourplex with a VA-backed loan starts with owner occupancy.

Multiple units can change the housing equation, but the strategy still begins as a home purchase. Property type, occupancy, lender underwriting, reserves, rent documentation and your willingness to be a landlord all belong in the decision.

Updated October 17, 2026 · By . Financing details must be confirmed by a VA-approved lender for the borrower and property.

Property type

VA purchase guidance includes a single-family home with up to four units.

That makes a duplex, triplex or fourplex a possible property type for an eligible VA buyer, but it does not turn the transaction into a pure investment-property loan. The borrower’s occupancy and the lender’s underwriting still control the financing decision.

Four decisions

Separate the property opportunity from the financing assumptions.

01 / OCCUPANCY

Where will you actually live?

Confirm the move-in plan and any existing lease timeline with the lender and transaction professionals before relying on a multi-unit strategy.

02 / UNDERWRITING

How will rental income be treated?

The lender determines whether rent may be counted, how much may be used, and what documentation or experience is required.

03 / RESERVES

What cash and reserves are required?

Do not assume the single-family version of the loan will translate unchanged to a multi-unit purchase.

04 / OPERATIONS

Do you want to be a landlord?

Repairs, leasing, tenant communication and future vacancy are ownership responsibilities, not just spreadsheet inputs.

Property type and location should work together.

For a military buyer, the best multifamily option still has to work for the owner’s daily life: duty location, gate access, commute, household needs, property condition and the likelihood of another PCS all matter.
