San Antonio seller intelligence
What should I fix before selling my San Antonio home?
The goal is not to renovate everything. The goal is to remove avoidable buyer uncertainty and spend where the property, competition, and likely financing make it useful.
The short answer
Start with the decision, then the evidence.
Start with known defects, safety or functionality issues, water intrusion, obvious deferred maintenance, and items that could affect inspections or common financing. Then evaluate low-complexity presentation improvements. Large renovations should be justified by the local comparison set and your timeline, not by a generic checklist.
Priority 1
Defects before decoration.
Known leaks, damaged systems, non-functioning components, unsafe conditions and visible deferred maintenance deserve attention before cosmetic upgrades. Some issues may also require disclosure or professional evaluation.
Priority 2
Financeability can matter more than style.
The likely buyer pool and financing type can change which repairs create the most friction. Before spending, identify whether a condition issue could limit financing, insurance, inspection acceptance or buyer confidence.
Priority 3
Make the first showing easier to understand.
Cleaning, editing possessions, lighting, landscape cleanup and targeted touch-ups can improve presentation without turning the project into a remodel. The objective is clarity, not artificial perfection.
Historic property
Check the rules before exterior work.
If the property is in a local historic district such as Monticello Park, verify designation and review requirements with the City of San Antonio Office of Historic Preservation before exterior changes. A pre-listing plan should not create a compliance problem.
